This home sold over its list price of $1,399,000 for $1,428,015. An odd number but derived during escrow where monies for the cost of repairs and termite work were taken off the originally agreed upon price of $1,435,000. There are often negotiations during escrow during the Request for Repairs phase. Sometimes, those negotiations lead to actual repairs made and performed by the seller. Sometimes monies are credited back to the buyer from the seller in lieu of any and all repairs (which often includes any termite work) and sometimes the buyer prefers to take that credit in the form of a price reduction.
